Not Every Marking Needs to Last Forever
Most parking lot striping discussions focus on durability — how to make markings last as long as possible. But there are legitimate situations where temporary markings are the better choice. Construction zones, event parking, lot reconfiguration testing, pre-paving markings, and seasonal-use lots all benefit from markings that serve their purpose and then disappear or are easily removed.
Understanding when temporary markings make sense and when permanent markings are the clear investment protects you from wasting money on durable markings that will be removed next month, and from under-investing in temporary markings that need to last for years. Temporary Marking Options
Temporary Marking Paint
Temporary traffic paint is formulated to be visible for weeks to months and then fade or wash away naturally. It is available in both aerosol cans for small-scale applications and bulk containers for machine application.
Lifespan: 30 to 90 days depending on traffic, weather, and formulation. Oregon rain accelerates the removal of temporary paint.
Removal: Most temporary paints are designed to wash away with water pressure or wear off under traffic. Some formulations can be removed with water blasting if they persist beyond the desired period.
Cost: $3 to $8 per linear foot for machine application, slightly more than standard paint due to the specialized formulation.
Best for: Construction zone markings, event parking layouts, layout testing before permanent application.
Removable Tape
Temporary marking tape is pressure-sensitive adhesive tape applied directly to the pavement surface. It comes in standard line widths and all traffic marking colors.
Lifespan: Hours to weeks depending on product grade. Some tapes are designed for single-event use, while others are rated for weeks of traffic exposure.
Removal: Peels up cleanly without residue when the product is within its rated lifespan. Beyond that, adhesive residue may remain and require solvent cleaning.
Cost: $1 to $3 per linear foot for the tape itself. Application is faster than paint but requires more labor for precise alignment.
Best for: Event parking, temporary lot reconfiguration, emergency marking needs.
Chalk and Marking Paint
Contractor marking paint (the type used for utility locating) provides short-term visibility for layout planning and design verification. It is not suitable for traffic use but serves a purpose in the pre-striping layout process.
Lifespan: Days to weeks.
Best for: Pre-striping layout verification, design mockups for client approval.
Flexible Delineator Posts
Vertical flexible posts inserted into sockets or weighted bases provide temporary lane delineation, parking space boundaries, and traffic control. They are not pavement markings but serve the same function temporarily.
Lifespan: Indefinite — they are physical objects that can be moved at any time.
Cost: $15 to $50 per post.
Best for: Temporary traffic pattern changes, construction zone traffic management, seasonal lot reconfiguration.
When Temporary Markings Make Sense
Construction and Repaving Projects
When a lot is under construction or scheduled for repaving within 6 months, permanent striping is wasted investment. Temporary markings maintain basic lot organization during the construction period and are replaced with permanent markings after the new surface is ready. This is the most common use case for temporary marking paint.
Layout Testing
Before committing to a permanent lot layout — especially for new construction or major reconfiguration — temporary markings allow the property owner to test traffic flow, stall dimensions, and circulation patterns with actual vehicles. If the layout reveals problems, adjustments are easy because the markings are designed to be replaced.
Event Parking
Overflow parking areas, festival grounds, fairgrounds, and temporary event parking on grass or unpaved surfaces often need marking that serves for one day or weekend and then disappears. Temporary marking paint on pavement and chalk lines on grass handle this efficiently.
Seasonal Lots
Properties that reconfigure parking seasonally — summer farmers markets, winter holiday events, seasonal attractions — may use temporary markings that change with each season rather than maintaining permanent markings for a configuration used only part of the year.
Wet Season Emergency
In Oregon, a property owner may need immediate markings during the wet season when permanent paint cannot be applied. Temporary markings provide basic lot organization until the next dry window allows permanent application.
Permanent Marking Options
Standard Traffic Paint
Solvent-based alkyd or water-based latex traffic paint provides 1 to 3 years of service in Oregon conditions. This is the baseline permanent marking option for most parking lots. See our line striping basics for comparisons.
Thermoplastic
The most durable permanent marking, lasting 4 to 8 years. Thermoplastic is the right choice when you want maximum time between re-striping cycles.
Epoxy
A high-durability option lasting 3 to 5 years, particularly effective on concrete and indoor surfaces.
Comparing Costs
| Scenario | Temporary Cost | Permanent Cost | Better Choice |
|---|---|---|---|
| Lot repaving in 3 months | $800-$1,500 | $1,500-$3,000 (wasted) | Temporary |
| New layout, testing phase | $800-$1,500 | $1,500-$3,000 | Temporary first, then permanent |
| Standard lot, 3+ year hold | $800-$1,500/quarter | $1,500-$3,000 once | Permanent |
| Event parking (1 day) | $200-$500 | Not applicable | Temporary |
| Wet season emergency | $500-$1,000 | Cannot apply | Temporary |
When Permanent Is the Clear Choice
Permanent markings are the right investment in any lot where the layout will remain unchanged for 2 or more years, for all ADA-required markings (temporary ADA markings do not satisfy compliance requirements for occupied facilities), for fire lane markings that must be maintained continuously, and for any lot open to public traffic where marking quality reflects on the property.
Transitioning From Temporary to Permanent
The ideal workflow for a new lot or major reconfiguration is design the layout on paper, apply temporary markings to verify the layout with real traffic, adjust the layout based on testing results, apply permanent markings once the layout is finalized, and add sealcoating if the surface warrants it — see our sealcoating and striping package for coordination.
This approach costs more in total than a single permanent application but eliminates the risk of permanently striping a layout that does not work.
